No we do not charge joining fees or any club fees. Should we find you a property that you wish to buy we will agree a fee with you for our assistance. Any fee is agreed at outset and is typically 2% of the purchase price of the property.

Do we need to use your solicitors?

Our solicitors are approved by all the developers we deal with and it is out preference that they are used. The reason that the discounts we are offered are so good is because everyone acts swiftly to comply with the developer's timescales. Solicitors unused to fast turnaround times expected on new build deals could cause the deal to be lost. It should also be noted that our solicitors fees are below the average for conveyancing solicitors in the UK.

How hard is to get a buy to let mortgage?

The properties we look at will always have a monthly rental expectation of at least 125% of mortgage costs, so lenders are keen to lend on these types of property. They feel they have great security (and they are correct). With buy to let mortgages the lender is far more concerned about the property, it's rental prospects and the relationship between mortgage payments and rent on the property. Largely your income is irrelevant. The key is having the deposit and the right property.
